Favourable location and GREAT views of city. Located 15 min walk away from Lumphini metro station. Fast wifi, a living room, and a lounge area in the room and the extremely comfy bed. Nice design of it.

Everything is really good here, had a very good stay during my next visit to Bangkok. Staff is well-trained and you can park your car on site. I recommend and would stay there again.

The value for money at this hotel was excellent. The room was spacious and made me feel at home. The location was perfect, with easy access to the city and the Australian embassy. The staff were always friendly and willing to help with any request.

In terms of breakfast options, it would be nice to have individually cooked eggs and a wider variety of fruit and yogurt available.

I really enjoyed staying at this hotel. It is new, clean, comfortable, it has a great location and the staff is very helpful. They even upgraded me to an executive suite. Internet service works great and it has a fitness room and laudry facilities.

The only thing I would change is breakfast; it is ok but could be better. And a swimming pool would be great.

My wife and I recently stayed at Baan K Residence and we couldn't have been happier. The receptionist was accommodating and arranged for an early check-in and a free upgrade to a spacious room. The entire premises were clean and well-maintained. The hotel had a nicely equipped gym and the staff were helpful in arranging tours. The location, just a short walk from Lumphini park and a train ride away from Siam Square, was ideal. Highly recommended.

It was near the business center of Bangkok, next to Lumpini subway station, many restaurants around it, as well as two 7/11 stores. Safe and calm -in the evening- area. The hotel provided a free-charge tuk-tuk (local taxi) to get you to the nearer skyline train station. The room was actually a small flat with a living room, comfortable sofa and big screen tv, nice bedroom with a big bed, a dressing room conveniently put between the bedroom and the bathroom, with a safety box. Very clean, well equipped, in the kitchen apart from the utensils, coffee and sugar were also provided. The windows were secured, and a 24h security was present in the building.

You had to wait a really long time for running hot water in the shower. The bed mattress was a bit uncomfortable and old. The entrance doors are stuck and hard to open, so you can hear all the other residents' coming and going constantly, as well as the elevator's bell. The stuff needs to feel more confident in speaking english. The breakfast can be a bit more enriched.

Baan K Residence is a hidden gem located on a quiet alley in Bangkok's business district. The hotel offers excellent value for money with affordable prices and attention to detail. The staff is very friendly and attentive, always willing to help guests order a taxi or navigate the city. The rooms are clean and comfortable, with basic amenities and a kitchenette for those who prefer to self cater. The hotel's location is perfect, away from the hectic traffic but still close to public transport, parks, shopping, and restaurants.
